Construction:

TM Grace provides professional general contracting services for both commercial and residential projects. We carry all the necessary licenses and insurance allowing us to work throughout the Denver Metro area. We are a true Turn-Key Contractor providing services from pre-construction to move in! Some of our areas of expertise include: Large Additions, Ground Up Construction, Kitchen and Bathroom Remodels, Basement Remodels, Complete Renovations and Tenant Finish for commercial space as well as specialty projects for The Denver Zoo.

Project Consultation and Feasibility Studies:

A member of TM Grace will come to your home, or project site, and evaluate the overall feasibility of your project. During this meeting, your vision will be discussed, the structural and architectural integrity of the site, your budget and timeline expectations, and general project goals will be assessed. In some cases, TM Grace has worked alongside our clients to assist them in the purchase of a home, from initial selection criteria through the purchase and ultimate renovation making a truly unique property!

Architecture and Design:

A key component to the TM Grace team is our on-staff licensed Architect. By working closely together with you, the talented members of TM Grace will create a set of working drawings which will serve as a starting point to narrow down design details and layouts. These plans will ultimately evolve into the construction drawings that will be issued to the city for permit, and the subcontractors when work commences. This design service is a benchmark to our overall customer experience. Where most contractors bill for these services separately or don’t offer them at all, TM Grace includes design services as part of our contract. There will never be a separate bill for hours that are spent with our architect or interior designer. We believe this to be a key component in ensuring that your expectations are met!

Cost Estimating:

Prior to plans being finalized, TM Grace will provide you with a general estimate for your project. This estimate is generated from our extensive historic database, and our long time relationship with our subcontractors. This preliminary budget can help in the early design phase to specify wants versus needs, and where best to allocate project funds. Once project plans have been generated, TM Grace will conduct a subcontractor “open house” to familiarize our team with your project and narrow down a general budget by getting firm bids. Our experience is that nailing down costs up front avoids confusion for all involved. Bids are shared with our customer, and all bids that are awarded are approved by the client before work is commenced. Budgets will be updated regularly and provided to the client for review and approval.

Scheduling:

With a wealth of job-site experience, we know that a good, working schedule is imperative to keep your project running smoothly and cost-effectively. A custom schedule is created for your specific project. TM Grace prides itself on expediting the standard construction process, and demands all subcontractors meet a timely and efficient deadline. A schedule will also be provided to our client in order that they may stay apprised of daily activities.

Construction Management:

To carry out our pre-construction services, TM Grace will assign a construction manager to your project. Our construction managers bring many years of experience to our sites, creating a well-organized and well-maintained job site. Our CM’s are responsible for daily subcontractor management, scheduling, quality control and inspection coordination. They also work closely with office personnel to ensure that design and budget are strictly adhered to.
